Meininger, Berlin Main Train Station.

Newly developed hotel building on the prime site adjacent to Berlins main train station with a 20 year lease.

This Meininger Hotel is the only hotel located on the site of Berlins‚ Main Train Station

  • Deutsche Bahn welcomes 300,000 passengers a day through the train station
  • The Train station is Europe‚ biggest and most modern and incorporates the ideas of travelling and shopping in the one complex
  • The Train station is located within short walking distance of Berlin‚ Tiergarten and the city centre East which includes most of Berlin‚ main tourist attractions
  • The area around the train station is currently undergoing a massive redevelopment with many offices relocating their
  • The hotel has c. 300 bedrooms and was purchased at a yield in excess of 6%.
  • The hotel opened in September 2009 and is leased to the Meininger hotel group for 20 years.

This is a core investment in a Prime location in the heart of Berlin’s‚ city centre. It is located on a unique site just 12 metres from the entrance to the train station and is the first building you see when you exit the main entrance of the train station.

BIPM worked on behalf of the investor with regard to this investment and performed the following duties:

  • Sourced and secured the property directly from the developer
  • Negotiated the purchase price
  • Assembled the due diligence team
  • Negotiated the terms of the lease contract
  • Negotiated the terms of the purchase contract
  • Reviewed the development of the hotel on a monthly basis along with the technical team to ensure the quality of the building was satisfactory
  • Secured the finance for the investor
  • Ensured all snag issues were complete prior to take over of the hotel

F.31, Westend Frankfurt

Newly refurbished prime office building with good tenant and 7.6% yield

F.31 is a prime office building, located in Frankfurt’s Westend district.

  • F. 31 was purchased in September 2009 from a large German property fund
  • Frankfurt Westend is considered the cities top location for offices in the service industry
  • The building is newly refurbished
  • It is leased to an international law firm who moved into the building at the start of 2009.
  • The building has both surface and underground parking
  • The property was purchased at a yield in excess of 7.5%
  • BIPM raised finance at approximately 80% of the purchase price of the property
  • The investment is expected to return over 15% per annum to the investors
